Naturally the selling agent would want to also be the buyers agent as they would receive the entire commission. But you can see how this would affect the buyers in this case. The selling agent would be working for the sellers in that the agent would want the deal to close since they would be receiving the entire commission. The buyers interest are really not forefront in this case. Having an agent carry both sides is somewhat risky to both parties. But typically the sellers interst come first.
When a buyer has an agent representing them only, then the buyers can rest knowing that whatever home they choose, their agent will be receiving half of that commission from the sellers. The buyers know that no matter which home they choose, their best interest are taken into account and that agent representing them will keep all knowledge and negotiations confidential.
